Restoring and Refining an Existing Property

When this project began, the property reflected years of use and contained finishes, layouts, and surface conditions that no longer supported its intended future purpose. The goal was to transform the existing structure into a professional commercial environment while preserving and improving many of the building’s existing elements.

The interior layout was reconfigured to support the property’s transition into a professional commercial space. New wall systems were introduced by others to create defined areas, while HFS Remodeling Innovations completed the drywall installation, finishing, surface preparation, priming, painting, and restoration work throughout the project.

Existing drywall surfaces were repaired where necessary, newly framed areas were finished and integrated into the building, and interior finishes were updated to create a brighter, cleaner, and more professional environment.

Interior Finish Work

Decorative ceiling beams required specialized preparation and multiple coats of wood primer to prevent tannin bleed-through before receiving their final finish.

Interior masonry surfaces were properly primed and coated, while walls, ceilings, trim, and surrounding architectural elements were refinished to create a cohesive appearance throughout the building.

Exterior Restoration

Exterior masonry surfaces received block-specific primers and finish coatings. Existing windows were preserved, refinished, and painted to integrate with the updated exterior appearance.

Vinyl surfaces were finished using vinyl-safe coatings, while metal components were primed and painted to blend into the finished property.

Durability and Longevity

A deteriorated rear door assembly was replaced after water damage was discovered at the existing opening. Damaged framing was corrected, and PVC exterior trim was installed to provide greater resistance to moisture and long-term deterioration.

The result was a refreshed commercial property prepared for long-term professional use. Through thoughtful preparation, material-specific coatings, restoration of existing elements, and detailed finish work, the structure was transformed into a cleaner, brighter, and more durable environment.
